Mortgage News Update Investors **** IMPORTANT*****


As of October 15, 2008  financing investment properties has just gotten much harder.  Here are some of the changes

  1.  99% of Title companies are not issuing Mortgage Insurance to Investors that put down less than 20% ;  therefore, you must now put down 20% OR  the few companies that will issue Mortgage Insurance are charging $400 -$2000 a month.
  2. Title Companies are also restricting the number of investment properties that you own which have mortgages or deeds of trust  to 4, which includes your primary residence.
  3. Mortgage companies have stopped or severely limited issuing mortgages to individual investors buying residential property less then $50,000
  4. Mortgage companies have stopped or severely limited issuing mortgages to individual investors who purchase condos/townhouses in areas that have less than 85% owner occupants

Please check with your bank or mortgage lender to confirm your situation !!!!

NOTE: (2) Second Homes and Vacations Homes are not generally considered investment property, if they are located more then 50 miles from your primary residence and whose primary purpose is not income generation.
